Pop-top caravans: a low roof for the road, headroom on site

A pop-top caravan travels with a relatively low roof and gains headroom when set up on site. This can suit owners who want a smaller towing profile without crouching throughout their holiday. Different designs have very different interiors and lifting arrangements.

Do not assume that a low roof always means a low weight. Read the plated figures and assess the caravan with its roof both raised and lowered.

What to check

Listings may be located anywhere in Europe. Check the seller's actual location before travelling.

Rising-roof inspection

Lift the roof yourself and look for even movement. Inspect canvas bellows, hinges, catches and weather seals. Damp marks around the roof edge can indicate poor maintenance or water ingress.

Living space in bad weather

Stand inside with the roof up, try the cooker and see whether doors and beds are accessible. A flexible roof section may behave differently in wind and cold from a fixed wall. Ventilation matters on wet trips.

Tow-car suitability

Check maximum authorised mass, towing limit, noseweight and driving licence rules. The caravan's name or apparent height is not a reliable indication of what your car can tow.

Storage and servicing

Measure the closed height for a garage or storage facility. On an older model, ask about replacement seals and check tyres, brakes and the coupling. An independent damp inspection can be worthwhile.

Low towing height is not low towing weight

The attraction of a pop-top is often its lower profile when closed. That says nothing certain about its plated mass: the lift mechanism and structure still weigh something. Read the actual figures and allow for holiday equipment. Check the tow car's limits rather than assuming that a short or low caravan will automatically be suitable.

Comfort during a changeable season

A fabric bellows section reacts differently to wind and temperature from an insulated fixed wall. When touring in spring or autumn, ventilation and condensation become important. Ask what the manufacturer recommends during strong winds or prolonged rainfall. Use the cooker and seating with the roof raised to see whether the space works as advertised.

Inspect the caravan in both positions

Do not buy a rising-roof model without seeing it fully raised and closed. Examine seams, roof edges, catches and hinges. A small sign of moisture around the opening may indicate a more extensive problem. Combine roof checks with inspection of floor, brakes, tyres, hitch and service records. If there is a persistent damp smell, seek an independent assessment.

Frequently asked questions

Is a pop-top always lighter than a standard caravan?

No. You need the vehicle's actual plated weight figures.

Does the roof need maintenance?

Yes. Follow the manufacturer's guidance for fabric, seals and lifting parts.
